Ballymeade Annual Meeting
=========================

We would like to notify everyone that the annual meeting for the Ballymeade Maintenance Corporation will take place on January 25, 2005. Three of the five Board Member positions will be open and to prepare for this meeting, we are asking for any homeowner who is interested or knows someone who is interested, to fill out their name on the below nomination form.

The Ballymeade Maintenance Corporation is responsible for the maintenance of private open space, stormwater management facilities, and common facilities of the community, as well as the enforcement of deed restrictions.

To be a member of the Board of Directors, you must meet the below criteria:


?• Must be a title owner to a property in Ballymeade
?• Must be a member of the Maintenance Corporation in good standing (the annual assessment must be paid in full)
?• Ability to volunteer time to participate in the efforts made to maintain the community of Ballymeade

Important Reminders
===================

The Ballymeade Maintenance Corporation would like to remind all homeowners in Ballymeade about the importance of adhering to the community?’s deed restrictions, specifically:

Trash Receptacles
We would like to specifically remind you of Article 1, Section 6, Trash Receptacles, which states, ?“Trash receptacles shall be kept in clean, sanitary and enclosed areas, hidden from view, excepting that they may be placed temporarily at street side on the regular day collection if required by the collection agency.?” We are asking everyone to please remove your trash receptacles from view when trash is not in collection.

For Sale Signs
We have an on-going problem with ?“For Sale?” signs at the entrance to our community. If you are selling your home please be aware that ?“For Sale?” and ?“For Sale By Owner?” signs are not permitted anywhere except on your own lot and must be removed five days after your home is sold (per Section 8 of the community deed restrictions). The only exception to this is an ?“Open House?” sign on the day of the open house. Please make sure your realtor understands this. Also, since the signs placed at the entrance are being placed in violation of our deed restrictions, they will be removed. If allowed to continue, the ?“For Sale?” signs would become part of the permanent landscape of the entrance area. This would degrade the appearance of our community?’s entrance and distract potential home owners and passers by from the attractive aspects of our entrance. Thank you for your understanding and cooperation.

Deed restrictions are accepted by all homeowners upon the acceptance of the deed. Homeowners are bound by the restrictions placed upon the deed. All homeowners should have received a copy of their deed restrictions at settlement. We thank everyone for their cooperation; it is our philosophy that all residents benefit when everyone maintains their properties within the deed restrictions.



LANDSCAPE COMMITTEE REPORT

Grass Roots Effort
The landscaping committee would like to begin conducting some ?“grass roots?” types of activities to continue to improve the appearance of our neighborhood. We would like to extend an invitation to all neighbors to participate in these activities. You can join us for a one-time or on a regular basis, depending on your interest and availability. We will also try to plan kid friendly projects in the future. If you are interested, please contact Elise at BC Consulting at 731-7710.


New Sign
A new and improved ?“Ballymeade?” sign was ordered for the stone monument at the entrance. Due to the repeated vandalism of our sign, it was agreed that instead of putting money into repairing the old hard-to read signage, we would invest in larger lettering and a contrasting background that would be easier to read. It should be installed mid-December.


Entrance Landscaping
A lesser amount of money then we had hoped for was granted to us for landscape improvement. A new grant amount required a revised design and three new estimates are in the process of being provided to Del DOT. There are very strict guidelines where the plant material can be planted and all must be visible from Naamans Road. We expect to get the entrance area looking very nice in a very short time however!! And after that, we will continue applying for additional grant money to enhance our development. If you would like to join this effort, contact Elise at BC Consulting at 731-7710.


New Trees
This is just a reminder to please refrain from watering or mulching the new trees that were planted along Ballymeade and Shrewsbury Drive. We understand that everyone just wants to help, however, it can cause more harm than good.



ASSESSMENT UPDATE
=================

First, we are happy to report that we have a 99% collection rate. We would like to thank each resident that has paid their 2004 yearly assessment. Your cooperation helps keep our corporation running smoothly.

Secondly, the 1% that has not paid, are being pursued legally. Any money spent by the corporation to collect on delinquent accounts is added to each individual account balance. This can substantially raise the amount owed since legal proceedings are costly. If you have not paid, please contact BC Consulting at 731-7710 immediately. We are willing to work with you, you just have to call.
